Engineered Retaining Walls for Commercial Properties
Site walls, grade separation, and terraced parking-lot walls built to an engineered design — and coordinated through municipal review.
On a commercial parcel, a retaining wall is rarely decorative. It is what makes a sloped site buildable: it holds the grade back off a parking field, it separates a loading area from the land above it, it keeps a drive aisle at a usable elevation, and it stops a slope from washing across a lot every spring. When it works, nobody notices it. When it moves, it takes a curb line, a light pole base, or a section of asphalt with it — and it does so on a property where the public is walking and driving.
That is why commercial walls of any consequence get engineered. Height, surcharge from vehicles and structures above, and the local building department's requirements are what put a wall into engineered territory, and commercial sites hit all three far more often than residential ones do. When a commercial wall needs to be engineered
Three things decide it. The first is height: nearly every municipality in Southeast Michigan sets a height above which a retaining wall requires a permit and a design prepared by a licensed engineer. The thresholds are not uniform from community to community, and they do change, so the answer for a site in Sterling Heights is not automatically the answer for one in Troy.
The second is surcharge — what sits on the soil the wall is holding back. A wall with a parking field, a drive aisle, a truck route, a building foundation, or a stacked slope above it is carrying load that a wall terracing an open lawn never sees. On commercial parcels a surcharge condition is the norm rather than the exception, which is why commercial walls cross into engineered work at lower heights than people expect.
The third is what the reviewing authority asks for. Beyond the building department, a site plan review, an engineering department, a drain commission, or a community's own consultant may want the wall addressed as part of the overall site design — particularly where it interacts with stormwater, a public right-of-way, or a pedestrian route. We identify who has to sign off during the initial walk-through, so the requirement surfaces before the schedule is built around a wrong assumption.
Design first, then build
An engineered wall project runs in a fixed order, and skipping ahead is how projects end up torn out. It starts with a site walk: existing grades, what is above and below the wall line, soil conditions, drainage, utilities, access for equipment, and how the property has to keep operating during construction.
From there a design is prepared for the specific site and its conditions by a licensed engineer — wall type, reinforcement, base, backfill, drainage, and the details where the wall meets steps, pavement, or a pedestrian route. That design is what goes to the municipality for permitting and review. To be plain about roles: the design and its stamp come from the engineer, not from us. What we do is build to that design, coordinate the submittal and inspection process, and flag anything on site that does not match what the drawings assumed.
Construction then follows the approved drawings rather than field improvisation. Base preparation and compaction, block or stone placement, any specified geogrid laid into the retained soil, drainage stone and drain tile with a real outlet, and backfill placed and compacted in lifts. Inspections happen at the points the permit requires, which is precisely why the buried work has to be right the first time — the parts that get inspected are the parts nobody can see afterward.
Working on a property that has to stay open
The hardest part of a commercial wall is rarely the wall. It is doing the work across a live parking lot, a loading route, or a residents' drive without shutting the property down. Excavation, material staging, and equipment access all have to be sequenced around the way the site is actually used, and the answer is different for a retail lot in December than for an office parcel in July.
We plan access and phasing before mobilizing, keep the work zone defined and protected, and stage material where it will not strand a tenant or block a fire lane. Where a wall runs along a walking route, the pedestrian detour is part of the plan rather than an afterthought. Because we also run grounds maintenance and snow and ice management across these same counties, we tend to know how a property behaves in the seasons on either side of the project — where the plow stacks snow, where meltwater runs, and where landscape restoration will actually survive after the wall is done.
Drainage is the whole ballgame
Saturated soil is dramatically heavier than dry soil, and almost every failed wall in this climate failed because water was never given a way out. On a commercial site the water problem is bigger than on a residential one: acres of impervious asphalt and roof concentrate runoff, and much of it ends up somewhere behind or beneath a wall.
An engineered design accounts for that, and construction has to deliver it — free-draining backfill, drain tile behind the wall, and an outlet that actually discharges somewhere rather than dead-ending in the backfill. Where the wall sits near a detention basin, a swale, or a storm structure, the wall's drainage has to be reconciled with the site's stormwater design rather than treated as a separate system.
Michigan's freeze-thaw cycle then tests all of it every single winter. A wall that drains stays where it was built; a wall that holds water moves, and it usually moves in the third or fourth spring, long after the crew that built it is gone.
Choosing the wall system for the site
Segmental concrete block is the workhorse of engineered commercial walls. It is manufactured to consistent dimensions and interlocks or bonds with pins and adhesive, which is exactly what an engineered design needs — a unit whose behavior is predictable and a system that accepts geogrid reinforcement into the retained soil where the design calls for it. It also comes in enough colors and textures to sit reasonably against a building rather than reading as raw infrastructure.
Boulder walls are built by stacking large natural stone. They can be cost-effective on long sloped runs, they suit properties where a naturalistic edge is wanted, and they are common along detention basins, buffer slopes, and the back edges of parcels where appearance matters less than holding the grade. Where a boulder wall is going to carry real load, the same engineering question applies as it does to block.
The choice usually comes down to three things: what the engineered design supports for the loads on your site, how visible the wall is from the entrance and the building, and how the wall has to interface with the pavement, curbing, and pedestrian routes around it. We walk through that with you before anything is priced, because it changes the number more than most owners expect.
Existing walls that are already moving
Plenty of the commercial wall work we look at is not new construction. A property changes hands, or a facility manager inherits a wall along the back of a lot that is visibly leaning, bulging at the middle, separating at the joints, or dropping the pavement above it. The question is whether it can be repaired or has to be replaced.
That starts with finding out why it is moving. A wall failing from water behind it is a different problem from one built without adequate base or reinforcement, and the fixes are not interchangeable. We walk the wall, look at the grade and drainage above and below it, and tell you what we see — including when the honest answer is that the structure needs a proper engineered design and a rebuild rather than a cosmetic repair.
Where a wall is deteriorating next to a parking area, a walkway, or anywhere the public goes, the timeline matters. It is worth knowing where a wall stands before the spring it decides for you.
One contractor across the whole property
A wall almost never arrives alone. The slope it holds needs grading, the area around it needs restoration, the beds above it need planting, and the drainage tying into it needs to work with the rest of the site. Splitting that across separate vendors is how the seams between scopes become nobody's responsibility.
