Associations budget annually and cannot absorb a surprise winter. We quote all-inclusive — one fixed price for the season with every event included — alongside per-push so the board can see both. All-inclusive is what most boards choose, because it turns a weather gamble into a line item.

Drives, courts, and shared walkways are sequenced so residents can leave for work, not so a route finishes efficiently. Your trigger depth is written into the contract, and salt goes down where people walk rather than only where cars drive.

One contractor, twelve months

The crew maintaining your entrance beds in June is the crew clearing your drives in January. That continuity is why plow damage to turf and irrigation heads goes down when a community consolidates both services under one contractor.
